West Lake Hills, TX Demographics

Due to West Lake Hills and Rollingwood's stringent bylaws limiting advertising signage, business districts have maintained an understated appearance. Homes here have been built over the last 50 years, and range considerably in style and size. Newer, custom-built homes here are large and very luxurious. Maneuverability through the area is a bit belabored as access to major arteries is limited to either end of the primary north/south route. While this may be inconvenient at times, it reduces traffic flow through the community.

Because the land in this area was primarily sold as acreage to individual homeowners, the lots are large, heavily wooded and teeming with wildlife. Most homes sit back from narrow, winding streets on rolling, juniper covered hills affording residents a heightened sense of privacy.

Nestled along the West Lake Hills corridor, pockets of smaller gated communities of custom, luxury homes have sprung up. Predominantly private residences line the shore of Lake Austin.

For those not residing at water's edge, lake access can be gained at one of the nearby public boat ramps or for members of the private Austin Country Club, via the marina. Near Austin Country Club is the community of Davenport Ranch. Growth in this neighborhood began in the early 1980's and continues today with the building of large, stately custom homes on the hill ridgelines.

The only major artery for this part of Eanes Central is the Capitol of Texas Highway otherwise known as Loop 360, which can become quite congested during peak travel hours. The residents of Davenport Ranch have fewer convenient shopping options, however the Davenport Village Shopping Center offers a neighborhood market, upscale boutiques and dining. Additionally, the extensive shopping of the Arboretum is relatively nearby. For the southernmost neighborhoods along the Bee Caves Road, several larger shopping centers offer grocery and specialty stores.

The family friendly, 220-acre Wild Basin Preserve on the western edge of this area offers gentle hiking trails and children's nature programs. This comfortable, upscale area draws executives, professionals and their families. The children in this area predominantly attend schools in the Eanes Independent School District.
